What is the Multiple Listing System (MLS)?

The Multiple Listing System is available to all members of the West Central Ohio Association of Realtors.  This system shares information about your listing with all other Realtors who are members of the local associate.  Since most properties are purchased through a Reator, the MLS system is the most important way to market your property.  This allows Realtors with potential buyers for your property to search for and find your property.

What is IDX (Internet Data eXchange)?

IDX is a technology that allows listings inthe Multiple Listing System to be advertized on websites of members of the Multiple Listing Service.  This means your property is not just advertized on the company's website you listed with, but on many other websites, maximizing the exposure of your listing and helping your property sell faster.  Not all members of the local association have opted to use IDX, and their listings won't appear on other companies' web sites (this currently includes Cowan Realtors, Oakridge, and Irwan Realtors).  Busy B Realty, however, belives your listing deserves that maximum exposure possible and has opted into IDX.

Why would another company want to limit the marketing of their listings?

My property is listed by another company that is a member of the West Central Ohio Association of Realtors. Why doesn't my listing appear on your website?

There are several reasons why your listing may not appear. Some companies have opted out of using IDX. This means their listings can't be listed on our website (this includes Cowan Realtors, Oakridge, and Irwin Realtors). It's also possible for any company to selectively opt out and not include a specific listing for IDX distribution. Other reasons include, your Realtor may not have access to the MLS, your listing may not yet be intered into the MLS, or since our website updates listings once per day, it simply may not be updated yet.

If your listing doesn't appear after a few days, First contact your Realtor and make sure they have entered it into the MLS system and their company has opted into IDX. Then if it doesn't appear after a few days, give us a call and we will make sure it's not a problem with our website.

My property is listed on your website, but something is wrong in the information, can you fix it?

The information is displayed just as it was entered in the Multiple Listing System. You need to contact your listing agent and have them change the information in the Multiple Listing System and our website will automatically be updated from the revised information. Note: Our website only updates the MLS listings once per day so changes won't show up immediately.

Why aren't there many pictures of my property on your website?

The Multiple Listing System is limited to accepting 8 photos. If your property isn't listed with Busy B Realty, we can only display the photographs your Realtor as submitted the Multiple Listing System. If you would like more pictures of your property posted you would need to contact your Realtor. If you have your property listed with Busy B Realty, just contact us.
