Terms & Conditions

By registering, logging in, or by listing properties for rental, lease or sale on the Busy B Realty website by any means, including submitting information online, by e-mail, US mail, fax, phone, or in person; you agree to following terms and conditions:

• This service is provided free of charge or any obligation to Busy B Realty, and is limited to the services listed herein.  Busy B Realty is a full service real estate brokerage and can offer many additional services at a cost.  For more information call Busy B Realty at 419-339-0600 or by email busyb@busybrealty.net
• Properties for sale, rent or lease may be listed for viewing by the general public on the website. This is the sole extent of this free service.  Listing your property on this website does not include any other advertising, listing in the MLS service or any other services.
• Properties may be listed on the Busy B Realty website by entering them online or by sending in a form by US Mail, fax, or in person.  Contact Busy B Realty for this form.
• You may list only the property or properties you own or properties owned by a company of which you are an employee and which has given you authority to list the property.  Listing properties owned by other parties (friends, relatives, etc.) is in violation of real estate law unless you have an active real estate license.
• You certify the information you enter is true and factual to the best of you knowledge and Busy B Realty cannot be held liable for any information entered.
• By listing properties you agree to abide by all applicable laws and certify that they have obtained any and all paperwork as required by law.  For properties offered for sale this includes but is not limited to  property disclosures, and lead based paint forms if applicable.  (These forms are required by law even when selling your own property.)
• Listings must be periodically updated as to their status  (Available/Active, Sale Pending or Sold/Rented, Expired/Unpublished).  To avoid getting unwanted calls or emails when your property is no longer available you must update your property's status.  Listings not updated for a period of time may be removed.
• Each property may only be listed once.  Duplicates will be deleted.
• You may post up to 10 pictures for each property.
• Properties and/or user accounts may be deleted or suspended for posting any illegal material or any other material deemed inappropriate by Busy B Realty.
• Busy B Realty reserves the right to modify, delete or suspend listings deemed inaccurate, unlawful, those that have breached the terms on conditions, or to maintain the integrity of the website.
• You give Busy B Realty and it's agents permission to contact you about your listing and our services by phone, email, US mail or in person.
• You give Busy B Realty permission to advertise your listing in the newspaper, fliers or by any other means at no cost to you, typically for promotional purposes.  Additional advertising of you listing is not guaranteed.
• Busy B Realty does not expect or require any referral fees for rental or lease listings.  They are however permitted and your listing will be designated a featured property.  Contact Busy B Realty for a referral fee agreement form.
• Should owners with properties listed for sale wish to allow Realtors to bring their buyers to view and possibly purchase their property, one time showing agreements and exclusive or limited contracts are available at a significantly reduced commission to handle all the details to negotiate the purchase contract and close the sale.
