Busy B Realty understands that full service listings are not right for everyone and some people are capable of selling their own property in the hopes of saving some money. For those we offer a full range of services from a Free listing on our website to flat fee MLS listings to maximize your own marketing of your home. Should you end up deciding that selling your own property isn't for you, we can help. Don't feel bad, 84% of owners selling their own property eventually list with a Realtor, though our tips and For Sale By Owner Services below can increase your chances. If you do end up listing with us after trying it yourself, we will apply flat fee you paid towards Document Assistance or the Flat Fee MLS Listing the the property towards the commission at the time of closing when we sell your home.

 

Option 1: Website Listing: FREE

List your property on our website for our hundreds of daily visitors to see. There is no obligation to list or sell your property though our company. Simply Register and Login to our website and you can enter your contact and property information from the 'Property Owners' menu. If you need assistance with this, give us a call (a online tutorial will be available in the future). For those without internet access, contact us for a form you can fax or mail to us.

Should we have a buyer for your property we will contact you to see if you are interesting in letting us show your property. We can offer a one time showing contract for a significantly reduced comission rate.

Option 2: Document Assistance: $449

We can help you with the necessary legal paperwork to help ensure a smooth sale and help protect your interest by providing state mandated form and state approved purchase contracts as well as assistance filling out the contract when you find a buyer. This option includes the following services:

  • We will provide a market analysis to assit in determining the fair market value and probably selling price of your property. Choosing 'The Right Price' is one of the most important steps in selling your home.
  • We will provide state mandated documents such as the property disclosure and load based paint forms. These documents are required with ANY property sale, including those sold by the owner. It is important to have these completed when you first offer your property for sale because an informed buyer will want to see them when considering your home.
  • We will provide and assist in completing a state approved purchase contract once you have negotiated an offer with your buyer. This can be done at our office, or even at your home. A good contract goes a long way towards protecting your rights.
  • We will act as an escrow agent and will hold the earnest money, if both parties desire. Buyers will feel much more comfortable with a third party holding the escrow monies. Please note, by law we cannot release the escrow money untill the property closes or both parties sign a release form.
  • We can verify the buyer's pre-approval or assist the buyer in obtaining financing should they not have representation.
  • Our office will be available to answer questions by e-mail or phone regarding the sale of the property.

Option 3: Flat Rate MLS Listing: $749 + Variable Sellers Commission

Over 72% of buyers will use a Reator to purchase a home. Adding your property to the Multiple Listing System gives you access to this huge portion of the market. Take care when choosing a for sale by owner MLS service. Many of those available like www.forsalebyowner.com don't list your property in the local MLS system. While they are better than nothing if they list you in a service that lists you in major websites like www.realtor.com , they miss out on the largest portion of the local market. If you have already paid for Option 2, Document Assostance, you can upgrade to a Flat Rate MLS listing just by paying the difference in price.

This option includes all the features of Option 2, plus:

  • Listing your property in the West Central Association of Realtor's MLS system that serves Allen County and the surrounding area. You may choose the buyer's comission listed in the system. However, 3% is typical and to maximize the number of showings your property gets no less than 2% with a $750 minimum on low priced properties is recommended. With higher priced listings offering a fixed sellers commission may also be appropriate. We can advise you on what to offer. If you offer too little, a Reator won't spend their time showing your property.
  • A Busy B Realty yard sign and a sign rider with your phone number. We do ask you you return the sign so we can keep our prices low, but the sign rider is yours to keep. Some Realtors frown on for sale by owner properties and flat rate MLS listings, and a Real real estate sign in the yard will go a long way to encourage them to show your property.
  • We will also provide up to 100 full color brochures for your property from the information your provide. You can get them all at once, though we recommend you get 25 at a time in case you wish to make changes later. We will also provide you of a PDF of the brochure so you can print more yourself or e-mail them to potential buyers.
  • Your listing will appear on Realtor.com and other members of the local association who have opted into IDX including Yocum Realty , CCR Realtors and Prudential .
  • A digital keybox tied into the MLS system can be provided if you desire so that Realtors can show your home when you are away. They should still, however, call before showing your property.
