- Part Time Realtors Welcome - Some office are not interested in part-time agents to maximize the return for the amount of time and expense they put into you. At Busy B Realty we understand that full-time is not for everyone, and it's hard to get started in real estate at ANY office in our market. So many Realtors wish to start part-time while keeping their day job until they get established. For some, part-time real estate is all they want to do, and that is fine by us.
- Training - Busy B Realty offers hands on training and shadowing by the broker or an experienced agent until you know the ropes. We will spend as much time and effort necessary to get you started. We don't expect you to give up weekends sitting though boring classes. You will also be assigned a mentor to help you whenever you need it. And remember, at Busy B Realty the Broker is always on call to help and answer your questions.

Tips for Choosing a Real Estate Office:
The biggest mistake to make when choosing an office is simply choosing the first one that accepts you. Most offices will accept a new agent because more agents usually means more listings and income for the office. You must remember also that YOU are interviewing the Office and the Broker.
- Always interview more than one company. Many of them will be willing to accept you, but you need to look out for what they can offer you.
- Visit the office during normal business hours to see how the office works. Even if the company offers you everything you want, the office environment alone can make it a miserable place to work.
- Make sure to talk to the Broker and not just an assistant or office manager. While it is good to talk to these other people because they may be who you will work with day to day, ultimately the Broker is the one in charge and is the one with final authority in the office. Be aware that some offices don't have a local broker.
- Call some of the realtors at the offfices you are interested in to see how they like working at the office and what the office and broker does for them. It's possible that they are not 100% happy with their own company but are reluctant to switch because of the cost of switching companies. They could loose their listings because listings normally stay with the company, and there is a cost in both time and money to establish yourself at another company.
- Be sure to call some Newer agents at the offices you are interested in. The older established agents typically don't need as much assistance from the office and broker. But new agents need all the help they can get to get established. Ask them what their company and broker has done for them to get started.
- Consider the true commission offered by the office. An office may offer a more attractive rate, but ends up taking it back in printing charges, equipment charges, long distance phone charges, other office fees, or the broker may actually charge you when he/she spends any time on your listing.
- Ask to view their office policy and handbook. It should be understandable and should specify how the office is run, what is expected of the agents and the broker, how and when you will be paid, and any expenses you are expected to pay. Everything should be in writing or you may have nothing to stand on if you have a dispute with the broker or another agent in the office. A good office handbook can be lengthy, so if a broker is really interested in you and your best interest they will give you the time to read it completely and may even allow you to take a copy home to read.
- If you have not received your real estate license yet, are are currently working on the classes, be sure to ask if the broker would be willing to help you with any questions you have during the classes or before your licensing test. Brokers willing to put the time and effort in even before you are at the company are definately worth consideration.
- Is the broker honest with you about the income you can expect in the first year. If it sounds too good to be true it probably is. Some agents become a million dollar seller in their first year, but that is not the norm. It takes a new Realtor, on average, 6 months to sell their first home. This means 6 months that you will be paying expenses and working without any income. Also be aware that in most cases, you are a self imployed independent contractor, and as such are responsible for additional taxes (consult your tax professional).
- Bigger isn't always better. Don't choose a firm based solely on
it's size. Larger firms often have more listings simply because they
have more agents and the income you can expect in larger firms may be
no more than smaller firms.
- Be informed about offices that are a franchise. Be sure you
understand what you will be getting for the percentage you will be
expected to pay to the main corporation on every sale you make. The
benifits to a new agent may be minimal. You should note that most
offices in our market are not a franchise. In fact the largest offices
in our area are not in a franchise.
